Buyers Information

Buying a home is one of the major purchase decisions of your life; therefore, it's important to be an informed buyer.

The buying process has many important steps and the best way to understand and become fully informed is to arrange a meeting with us where we provide a buyer's package of information for you that is tailored to your specific needs.  When you feel ready we recommend investing one hour of your time to ensure that you become more fully informed.

However, if currently you are just curious about the market, an excellent introduction to the market is to use the form at the bottom of this page to let us know about the types of properties that you are interested in and we can set up a free search for you!  Sometimes we work with buyers for a lengthy period of time.  Either they need to save more for a down payment, or they need to work out some credit or borrowing issues first.  Sometimes there are other reasons for waiting such as looking for a particular property in a specific school zone.

Whatever the reason and whatever the timing, we are here to help and work with you.  We are happy to stay in touch and make changes to your email search as needed.   When it makes sense and you are ready, or even at the outset if you want to know everything you can but still would like to wait to purchase, we recommend meeting with us so we can explain as many of the costs for buying as possible as well as help go over the steps in the buying process.

If you would like to speak to some recent past buyer's about their experiences in working with our Team, we will be happy to arrange this for you.

Our desire is that you feel wholly and completely confident that we have your best interests at heart throughout the entire time we are working together and that we will use our skill and expertise in assisting you to make the right choices for you!

We also want you to know that the service does not end at the sale.  We consider all our past clients as an important and integral part of our business partnership and will stay in touch with you and let you know of changes in the real estate market, new ideas...and provide you with meaningful information to help your home owership continue to be a positive experience.

The greatest compliment we can receive during and after a sale is when our clients refer us to their friends, neighbours, co-workers, and family!

We desire to earn your trust!

Your Agent should be:

  • Aware of the local and state laws and requirements that affect your transaction.
  • Knowledgeable about the communities and neighborhoods that you are interested in.
  • Effective at negotiations.
  • Highly-trained, with access to programs for continued learning and additional certifications.
  • Technology-focused.
  • Supported by professional legal counsel.
  • Finding the Right Home

There are many factors to consider in selecting a home, including location, size, school district and amenities. Based on what you're looking for, your sales associate will help you find the perfect home.

Elaine will apply their extensive community knowledge and professional resources to research available properties and show you the homes that best meet your needs. If you find a property that interests you through the Internet or your own research, Elaine can arrange a private showing.

As you view different properties, your criteria may change. Open and direct communication with your Sales Associate is a key element of a successful property search.

Making an Offer

Once you have found the home that you wish to purchase, Elaine will apply their professional training and do all the necessary research to help you structure an effective offer.

This is where your Elaine’s negotiation skills come into play. When an offer is made, the seller will have the option of accepting, rejecting or counter-offering. Elaine will negotiate the best possible terms for you.

Elaine will draft the purchase agreement, advising you of protective contingencies, customary practices, and local regulations. Home warranty, title and escrow arrangements will be detailed in the offer. Although Elaine will give you advice and information, it is your decision as to the exact price and terms that you wish to offer.

Managing the Escrow

When the purchase agreement is accepted and signed by all parties, Elaine will open escrow for you and your earnest money will be deposited. The escrow is a neutral third party that will receive, hold, and distribute all funds associated with your transaction.

Removing Contingencies

Prior to closing escrow, all of the contingencies of the Purchase Agreement must be met. Elaine will coordinate this process. Typical contingencies include:

  • Approval of the Seller’s Property Disclosure Statement.
  • Approval of the preliminary title report.
  • Loan approval, including an appraisal of the property.
  • Physical inspections of the property.
  • Pest inspection and certification.
  • Acquisition of homeowner’s insurance.
  • Closing Escrow and Moving In!

When all of the conditions of the purchase agreement have been met, you will sign your loan documents and closing papers. You will deposit the balance of your down payment and closing costs to escrow, and your lender will deposit the balance of the purchase price. The deed will then be recorded at the County Recorder’s office and you will take ownership of your home.

Elaine is a valuable source of helpful tips for planning and coordinating your move.
